Due to an issue with permits we have had to temporarily suspend work at Rydons Lane.  As soon as we receive an approved start date we will let you know with details on this website.

The installation of the new water main is now complete. We have laid 475 meters of new high performance water pipe.

We are now working from the junction of Caterham Drive, in the direction of Stites Hill Road, to connect supply for customers to the new water main.

Unfortunately, when we arrive at the narrow section of the road we will have to close it, as we did before, for the safety of our works team and other road users.

Dates and times of any closures will be communicated by on-site signage and website updates.

30 April 2018

Installation of the new water main is now complete. This has seen us lay a total 475 meters of new high performance water pipe.

From week commencing 30th April Rydons Lane will re-open. Over the next few weeks we shall be testing the new pipe and water quality.  during this stage  there is limited site activity. However, back at our laboratory, scientists are busy  ensuring it meets the required quality standards needed to provide  clean healthy water for our customers.

Following the completion of the testing we will begin connecting the properties to the new water main and this will involve closing the road. Dates and times of any closures will be communicated through on-site signage and website updates.

Work is progressing well and we estimate the whole 475 meters of new high performance water pipe will be installed by the end of April.

This will see the road re-open while we complete the testing phase of the project. There is limited site activity during this period. Following the completion of the testing we will begin connecting the properties to the new water main and this will involve closing the road. Dates and times of any closures will be communicated through on-site signage and website updates.

Works is underway on Rydons Lane and we are at the junction of Caterham Drive working towards Stites Hill Road.


26 February 2018

We recently wrote to customers who are likely to be affected by our planned works this week where we advised that works would start from the Stites Hill end of Rydons. It has since come to our attention that one of the properties within the road is having extensive building works carried out (involving many vehicle movements) which will cause disruption to both of our works. With this in mind and for safety reasons we have decided to start works at the opposite end (Caterham Drive) of Rydons Lane. This will not change the diversion route or  the estimated duration of the works.


23 February 2018

All works are now complete on Sites Hill Road, and the road is fully open.

As of Monday 26 February our works will be resuming in Rydons Lane. Due to the width of the road and the presence of other utilities we have been forced to close the road whilst we carry out approximately 480m of mainlaying from junction of Stites Hill Road. Access will be maintained for residents and emergency services. We ask that all other road users follow the signed diversion route

14 February 2018

All works are now complete on Sites Hill Road, and the road is fully open. This has been a challenging project which has involved laying approximately 544 meters of new high performance polyethylene pipe, and renewing the service connections to all properties. Part of this project also involved negotiating around two high pressure gas mains - a very tricky task to complete.

We plan to the start mains replacement in Rydons Lane at the end of February 2018. We are currently in discussions with Croydon Council to confirm an exact start date.

2 February 2018

Works are progressing well on Stites Hill Road with approximately 564m of main laid to date. As part of this project we have had to lay the new water main over two high pressure gas mains. This has proven a complex operation but with the aid of Southern Gas Networks and our own specialist contractor Clancy Docrwa we are confident the project will still be delivered time.

We are still working under a full road closure and we kindly ask that all road users follow the signed diversion route. Access is being maintained for residents and emergency services. We estimate all works and the closure to be removed from Stites Hill Road week commencing 12 February 2018.

We hope to start works in Rydons Lane at the end of February 2018, we are currently in discussions with Croydon Council to confirm the start date.

Works are continuing to progress well on Stites Hill Road with approximately 400m of main laid to date. We are still working under a full road closure and we kindly ask that all road users follow the signed diversion route. Access is being maintained for residents and emergency services. We ask that all other road users follow the signed diversion route.

Rydons Lane 
We have decided to postpone the Rydons Lane phase of this project. Our current programme indicates that we will be commencing work on this phase of the project in April, however we will post more information on this page as soon as dates are confirmed.

Stites Hill Road
Works will cease today and all traffic management will be removed for the Christmas period.

We will be returning to site on 2 January to continue with mainlaying phase on Stites Hill Road.

Stites Hill Road
Works commenced on 11 December and we are pleased to say that we are already ahead of programme. We will be continuing to work seven days a week until the Christmas period.

In order to carry out these works safely we have had to close Stites Hill Road to all traffic, however access will be maintained for residents and emergency services. We ask that all other road users follow the signed diversion route.

We will be ceasing work and lifting the road closure for the Christmas Period. All traffic management will be removed on Friday 22 December and will be reinstalled on Tuesday 2 January.

Why is this work necessary?
The existing water main cannot cope with the demand of an increasing local population which is heightened by new property developments in the area. Installing a new, wider main will increase the current capacity.

Also, many mains in this area were laid in the Victorian era and the pipes are now reaching the end of their operational life so need replacing.

What does it involve?
The project will involve laying approximately one kilometre of new main along Stites Hill Road and Rydons Lane and new pipe connections will be made to properties. The existing main will be decommissioned.

Traffic management
Due to the location of the existing water main and a number of other utilities already in the ground, we will be required to work in the public highway. Therefore, traffic management, including road and junction closures, will be required to keep pedestrians, motorists and our workforce safe.

Closures are used when we are unable to provide the required legal distances around our works but all customers will still be able to access their properties.

All roadworks and necessary diversions will be advertised on our website at seswater.co.uk/StitesHillAndRydons and information boards will be visible in the affected areas prior to any closure being implemented.

Our delivery partner Clancy Docwra will be working 7:30am to 5pm Monday to Friday (and weekends where required).

Timetable of works

The project will be split into two phases:

We will start the site set-up week commencing 11 December and aim to complete this phase by spring 2018. A road closure will be in place until February 2018 but will re-open for two weeks from 22 December for some respite over the Christmas break.

Once the new main has been laid and tested, we will need to return to connect three properties which may require a short-term road closure (two days). This work may be carried out over a weekend if requested.

Will water supplies be cut off?

Water supplies will continue as normal while the old water main is being replaced but there will be a temporary interruption of between 30 and 60 minutes as your property is connected to the new main. Customers will be notified in advance of this happening.
